Local Authority Approval

BUILDING REGULATIONS: As from 11th November 1985 you do not need Building Regulations approval to erect a garage of less than 30m2 (322 square feet) floor area. For example, a garage 16’ 7" wide x 20’ 8” long externally has a floor area of 29.75m2 and would not therefore, need approval.

PLANNING PERMISSION: if the proposed garage is not going to project in front of the existing property, planning permission is not normally required, providing the garage is within certain size limits which in turn are governed by the size and other aspects of the existing building. We can give detailed guidance, but suggest that you talk to your local planning officer if in doubt.

Delivery

We deliver your garage direct from our factory to your site using our own transport. Prices are based on the assumption that our vehicles can get within distance of your new garage site.

Roofsheets

Leofric roofing sheets are in fibre cement which is maintenance-free and non-combustible — yet does not contain asbestos. It is similar in strength to asbestos, and gives you all the same advantages — but without the health hazard. This means it is perfectly safe for you to handle without taking special precautions. As an alternative to the standard roofing material, attractive colour coated galvanised roofing sheets are available at extra cost.

Leofric Garages accept full responsibilty for any goods made by them and promise to repair or replace any part defective due to faulty materials or workmanship on the part of the company. This is in addition to your normal statutory rights as a consumer.

Strength of Banspar Buildings

This garage survived the impact of a runaway 7.5 ton lorry. It survived due to the strength of our unique interlocking Banspar panel construction which contained and limited the damage. The interlocking system prevented catastrophic collapse of the entire block which could have occurred with any other system.

Choice of Banspar Finishes

Sparlite aggregate finish for concrete panels     Brownstone aggregate finish for concrete panels
Sparlite: A multi-coloured, angular calcined flint also known as Canterbury Spar. Provides a tough finish merging well with landscape and many architectural styles.     Brownstone: A dusky red crushed quartzite from Scotland, giving a wall finish blending well with red-brown brick environments.
Whitespar aggregate finish for concrete panels     Buff Quartz aggregate finish for concrete panels
Whitespar: Natural white Gabbrolit aggregate from Norway. Has a low porosity and is highly resistant to pollution. A practical choice where a reflective white finish is required. A small proportion of black granules adds interest to the texture and appearance of this finish.     Buff Quartz: A warm toned beige colour of crushed quartzite from Scotland giving a finish that blends particularly well with warm coloured natural stone.

Base required

All our buildings require a concrete base on which to stand. You can get our standard base drawing here. The base on which the garage is to stand must be 6 inches (152mm) wider and longer than the external dimensions of the building itself. It must also be flat, level and square and this can be achieved by using shuttering and - as the concrete is poured in - by using a level board across the width of the base to tamp flush as you go.
